Maintenance Visit vs. Inspection
Two different services. A maintenance visit is hands-on system care that extends equipment life. An inspection is a lighter check-up, often used for a second opinion, a home sale, or between full visits.
Maintenance Visit
- Coils cleaned (condenser)
- Condensate drain flushed & condensate pump tested
- Refrigerant charge checked against manufacturer spec
- Refrigerant pressures tested (suction & head), as needed
- All electrical connections inspected & tightened
- Capacitor tested (MFD reading recorded)
- Contactor inspected for pitting/wear
- Blower motor & wheel inspected, amp draw checked
- Thermostat calibration & operation check
- Airflow / static pressure check
- All moving parts lubricated
- Safety controls & switches tested
- Ductwork visually inspected for leaks/disconnects
- Gas systems: burner assembly, heat exchanger, flue, and ignition system inspected
- Flame sensor cleaned
- Heat pumps: reversing valve & defrost cycle tested
- Full written report of findings
Filters are not included, bring your own or ask about add-on filter service.

Maintenance is billed by system type. Residential Maintenance (Gas) and Residential Maintenance (Heat Pump) are separate line items, since each system has its own checklist.

Repair Pricing & Plan Value
Example: a Standard repair costs $585 with no plan — a Plus member saves $58, a Premium member saves $117 and skips the $85 service fee. Additional charges may apply for distributor warranty processing fees and for parts if the system isn't under an active manufacturer parts warranty.
What You Actually Pay
Here's what a full year looks like versus paying as you go.
*Essentials upgrades its included inspection to a full maintenance visit for $110, then adds a second visit at full price. Plus adds its second visit at full price. Savings scale with usage — more or larger repairs tip the math further in your favor. The extra labor-warranty year ($1,200) is a one-time bonus for Plus and Premium members the year they install a new system.
